Property Sales
Property sales have declined 10% from June of 2020, up 8.5% from May 2021. June YTD sales of 3,513
are running 9.9% ahead of last year's year-to-date sales of 3,196.

Prices
The Median Sales Price in June was $630,000, up 22.4% from $514,500 in June of 2020 and up 0.8%
from $625,000 last month. The Average Sales Price in June was $743,222, up 28.5% from $578,312 in
June of 2020 and up 7.4% from $692,222 last month. June 2021 Average Sales Price was at highest level compared to June of 2020 and 2019.

Inventory
June 2021 Inventory was the lowest level compared to the previous two years with the total
inventory of properties available was up 27.9%.
Down 44% from June of 2020. Properties available to purchase in June 2021 was just above 385 in Jefferson County.

Selling Price vs Listing Price
The June 2021 Selling Price vs List Price of 106.6% was down from 106.7% last month and up from
99.1% in June of last year. What does that mean for sellers? The trending market is showing sales 106.6% above the asking price.

Market Time

The DOM for June was 10, up 25.0% from 8 days last month and down
-56.5% from 23 days in June of last year. The June 2021 DOM was at its lowest level compared with
June of 2020 and 2019. The average Days On Market (DOM) shows how many days the average Property is on the Market before it sells.
